Registration & Bidding:  Registration can begin prior to the beginning of the auction. Your Bidding Is Not Conditional Upon Financing:  When registering for the Auction, it will be assumed that all bidders have availability of funds or have pre-approved financing for potential winning bid.

Auction Bidding Is Conducted With A Soft Close:  Any bid placed inside 10 minutes of bidding end time will extend the auction bidding another 10 minutes.  This will continue until there are no more bids.

Sales Contract:  The Agreement For Purchase and Sale of Real Estate contract is included in the Auction Bidder Packet that registered bidders will receive.  Bidder should carefully read and understand the sale contract before bidding in the Auction, the terms of the sale contract is not negotiable.  This is a CASH SALE and not contingent upon any matter, including buyer obtaining financing.  The sale contract will exclusively govern the Parties’ rights, responsibilities, and remedies with respect to any sale of the property and all related matters.

Property Being Auctioned Has A Reserve:  Sale of real estate is subject to confirmation of the Seller.  In the event the property sells at Auction, Seller & Buyer shall enter into a real estate contract providing for payment of final contract price, conveyance of the property, with closing date, pro-rated property taxes, and an equal split of closing costs.

Buyer’s Premium:  An 8 percent (8%) buyer’s premium will be added to the winning high bid price to arrive at the Final Contract Price for the property, to be paid by the purchaser.  The Buyer’s Premium proceed is used as follows:

Final Contract Price:  High Bid (reserve governing) + Buyer’s Premium = FINAL Contract Price

Sales Contract Execution:  Sales contract for purchase to be signed and executed no later than Day After Close of Auction December 1, 2020 10am CT (if sold).
