GENERAL DESCRIPTION: Highly productive irrigated cropland farm located in Weld County, Colorado will be offered to the public via Online Only Auction. The farm is comprised of excellent soil types and lays very well.  It is provided irrigation water from the Prospect Canal with proven water rights that will transfer with the farm. LOCATION: This farm is located 5.5 miles East of Keenesburg, Colorado on County Road 16, then ¼ mile north on County Road 69 to the farm on the left. (Look for Auction signs.)

LEGAL DESCRIPTION: A tract of land consisting of 55+/- acres, located in the E/2 of the SE/4 of Section 27- T2N –R63W of the 6th P.M., Weld County, Colorado.

DITCH WATER INFO:  According to Weld County, Colorado water resources board this farm is supplied water at a rate of 1 to 1½ cfs from the Prospect Canal.  55+ bonded acres of water will transfer with the surface. Allocations for storage water from the Henrylyn Irrigation District are determined each spring usually beginning at 25% and increasing as the spring progresses depending on the snowpack and rain. Average total allocation for the storage water season is 35% to 40% for the year. Typically, in the spring there is also direct water available that is in addition to the storage water.  

WATER WELL LEASE HAS BEEN REMOVED FROM THE SALE OF THE FARM, WELL IS DAMAGED.

WATER WELL LEASE: In addition to the ditch water described above, there is also a year to year water well lease agreement which would provide 75 acre feet of water to the farm, at a current cost of $30.00 per/acre feet plus electricity cost to pump water from well to farm.  This lease has been in existence since approximately 2013 with no plans of discontinuing.
