Whitetail Heaven Land in Central Maine
Been dreaming of a get-away property you can get to year-round and doesn’t break the bank? Look no further than this 248 +/- acre timber and recreation land for sale in Troy, Maine.
Land – Consisting of 248 +/- acres of mixed timberland and recovered apple orchard. There is a new access road that traverses from the town maintained road frontage for approximately 4,000 feet through the center of the property. The nicely rolling terrain ranges from 300 to about 500 feet above sea level. A small intermittent brook forms from springs in the earth and seasonally flows north though the lot and eventually feeds nearby Round Pond.
The property fronts on Troy Center Road for approximately 1,000 feet and has power and phone roadside. The current owner has recently had the trees thinned and care was taken to groom around as many of the older apple trees as possible. The land has views of the rolling hills of Waldo County.
Recreation and Land Use – The property is well suited for building a year-round home or a vacation cottage. Most of the timberland is in tree growth tax to reduce holding costs but ample acreage is out of the program to make building possible and penalty free. The thinning has created new growth and game habitat, and the wood yard areas provide the possibility for food plots or building sites. During our visits to this land we have had numerous sightings of whitetail deer and upland birds.
Location – The Troy area of Waldo County is well known as a convenient location for some of Maine’s best outdoor recreation. Located just 3 hours and 20 minutes drive from Boston, MA it is easy to get to. I-95 gets you to within 7 ½ miles from the property. Bangor International Airport is a 36 minute drive and Moosehead Lake is just 65 miles.
