The Garrett Estates property is ideally situated on a prime mule deer migration corridor about 7 miles west of Olathe, Colorado, which is known as prime Western Colorado farmground. It is also superb mule deer habitat, with a mixture of desert grasslands, pinyon-juniper forests, sage, rimrock cliffs, cottonwood draws, creekbottoms, Gambel oak, and farmer’s fields of corn, pinto beans, onions, and alfalfa. Colorado Game Management Unit 62 is famous for its excellent mule deer and elk hunting on the north and east side of the Uncompahgre Plateau. This property is situated on the very bottom side of the Uncompahgre, where elk come to winter and mule deer live year-round. This particular area is where more than a dozen very large Pope & Young bucks have been taken during archery season over the past few years, with some deer scoring incredibly high, in the 220-230 range. The ranch owner and his grandkids have taken many bucks on the property scoring between 160-200, as well as quite a few late-season cow elk.
One of the assets available on winery property is the home on 12 acres. At 4,800 square feet, it is spacious and well built, with 6 bedrooms and 3.5 baths. It is situated near the west end of the property, very close to a large canal, the CQ Lateral, that carries a large volume of water during the irrigation season. Just across the canal from the home is a vast swath of BLM lands, accessible from the house property. The grounds are meticulously landscaped and watered with an underground irrigation system, with a bonus of almost 3 acres of mature grapevines of both white and red varieties.
A separate asset of the Garrett Estates property is the irrigated hay ground on the south side of the property. Comprised of 256 total acres, the ground is a pleasing mix of irrigated alfalfa fields, grass-alfalfa hayfields, cottonwood groves, vineyards, and some dry ground as well. This is vacant land with no home on it, but it does have a very functional 7,000-square-foot outbuilding large enough to provide many garage spaces, covered storage for quite a lot of farm equipment, and workshops with power and heat. The ranch parcel also comes with a Tri-County domestic water tap. The hayfields on this property are very productive, with a total of about 110 acres in alfalfa and grass hay. As well, the ranch parcels include 12 acres of mature grapevines that are very well tended and served by a drip irrigation system.
The Garrett Estates property has a wealth of recreational opportunities available, starting with the many thousands of acres of BLM lands right out the back door. ATV riding, horseback riding, shooting, and hunting are instantly available. In a bigger picture, the property is about 1.5 hours to Telluride for world-class skiing, four-wheeling, music festivals, and dining. Crested Butte is about two hours straight east; Ouray, with its world-famous hot springs and incredible mountain scenes, is only an hour away to the southeast. The Grand Mesa, with its 500 square miles of cool national forest lands and 300 lakes, is just an hour to the north. Fishing, hunting, whitewater rafting, Nordic skiing, snowmobiling, canyoneering, and even upland bird and waterfowl hunting are all within an hour or so in any direction.
