Bradley Homestead Ranch does not own any water rights. There are two existing wells registered with this ranch according to Colorado Division of Water Resources records. Well permit # 207425 is listed as 38′ and was recently tested at 3.5 gallons per minute. Well permit # 207426 is listed as being 60′ deep with a 50 gallon per minute production rate and was permitted in 1963. Any mineral rights owned by Bradley Homestead Ranch will be conveyed with the property, but Seller is not representing any ownership.

AGRICULTURAL ZONING & CURRENT USE

Bradley Homestead Ranch is zoned agricultural resulting in low property taxes. It is currently being used as a cattle ranch. The BLM permit has Wilson Creek running through it which has always provided water, and there is also a well with a solar pump on it providing additional water for livestock. The cows are moved to summer pastures in June. Fremont County also has reasonable building requirements, especially for agricultural buildings. The 2023 real estate taxes were $2550.
