\ngrazing acreage, irrigated pasture and hay ground, reliable year-round water
\nresources, and a well-maintained home, the ranch offers the components

The deeded ranch acres include approximately 3,362 +\/- native
\ngrazing acres, 355 +\/- acres of improved pasture, previously in CRP, and 264
\n+\/- flood irrigated acres. 400 BLM Acres in the North Third Creek Grazing
\nAllotment, and a 640-acre State Section bring the total ranch acres to just
\nover 5,000.\u00a0 The 5-acre homesite is
