Co Rd 28,

Description

FARM NAME: Pleasant Valley Farm

DESCRIPTION: This irrigated farm is located in southeastern part of Parmer County north just a mile north of the old Pleasant Valley Gin.  This farm is level to gently sloping from NE to SW.  This farm is 120 acres and is wider East to West than North to South so the existing Pivot cannot make a complete circle and covers approximately 80 acres.  The farm is currently being used for production agriculture, but could also make good pasture for grazing and haying if planted to an improved grass mix.  Area is known for good cotton and forage production.

LEGAL DESCRIPTION: WARREN, LOT S 120 AC OF W/2 OF SEC 6, ACRES 120.

TOPOGRAPHY: Farm gently slopes from NE to SW with elevations from 3807 feet to 3823 feet.

IMPROVEMENTS: 1989 Zimmatic 7-Tower Irrigation System, three irrigation wells equipped with submersible pumps

WATER FEATURES:  There are no permanent above ground running or standing water features on tract.  The farm does have 3 freshwater wells that are currently used for irrigation through pivot irrigation system.  Owner estimates wells are pumping between 150 to 175 gpm total for farm.

FENCING: None

WILDLIFE, HUNTING AND RECREATION: Dove, quail, pheasant, and occasional coyote are seen in this area with occasional mule deer in area.  In the fall and winter there is a good possibility for sandhill crane, and Canadian geese.

SOIL: Soils on Farm are primarily Acuff Loam and Amarillo Fine Sandy Loam, but also has some Posey fine sandy loam.

USDA INFO: Farm is enrolled in USDA farm programs and base acre information is available to serious inquiries.

TAXES: $468.93 (for 2021)

RESERVATIONS: Existing mineral rights amounts unknown, owner would like to retain ½ of existing minerals and ½ of existing renewable energy royalty rights.

COMMENTS: This well maintained and accessible farm is in an area with several dairies that might purchase seasonal crops such as hay or silage.  Soil on the farm would be well suited for the area for irrigated or dryland farming. This farm would make good pastureland for cattle grazing or haying.  For more information or to schedule a showing of this property contact Monty Edwards at 806-786-5426.
