Description
Escape the crowds and traffic to this semi-remote solar powered cabin set on 89.2 +/- acres of forest in Greenbush Maine. Use this as your recreational getaway for hunting, fishing, hiking or just bask in privacy. If you are one of those hardy humans that are willing to sacrifice convenance and are willing to work hard at a simple life of off-grid homesteading, this may also be your next property.
CABIN – This is not your average cabin set on top of the ground with open studs and OSB flooring. The 20 X 32 modified A-Frame has approximately 960 square feet of above ground living space. This unique building has two second floor bedrooms accessed via a space saving spiral staircase. The eat-in kitchen has a small privacy nook for quiet reading or additional work space. A 15 X 17 living room, with the addition of a pullout sofa bed, would be roomy enough that it could double as extra bed space for visiting family or friends.
Rarely do we find a cabin in the Maine woods that has a full foundation, but this one does. The full basement houses the 10 batteries, inverter and charge controller for the solar system powered by four 315 watt photovoltaic panels on the east side of the cabin. In the basement you will also see a propane fired water heater, a clothes washer, the pressure tank for the well water and a single garage bay for vehicle, ATV, snowmobile or tool storage.
Enjoy the great outdoors in any weather from the 8 X 14 covered porch or enjoy the warmth of the sun on the south facing 8 X 20 deck. The woodfired hot tub needs some TLC, but would be welcome in the shoulder seasons and in the winter.
LAND – The topography of the 89.2 acres is such that the cabin location is protected on three sides by large wetlands. With the access road ending on the property, a simple gate would ensure the privacy we are all searching for. This topography also creates several pinch points for those who love to hunt. Elevations at this location vary from 160 to 190 feet above sea level.
The forest on the property is a mixed growth of spruce/fir/pine and aspen with a few other hardwood species in the mix. The upland soils onsite are stony but with some work could be used for grazing land or a homestead veggie garden.
WATER FEATURES – Several beaver ponds located on the east and west sides of the property naturally attract moose, deer, wading birds and waterfowl. A small manmade pond is located about 300 feet northeast of the cabin and is just over a tenth of an acre. This pond, if reconditioned and maintained could be stocked with fish and make a perfect casting pond for the would-be fly fisher.
LOCATION – 372 Wolf Run Trail is located in the town of Greenbush. This rural town is situated in central Penobscot County near its eastern border with Hancock County. It is approximately 29 miles to the City of Bangor. It is quiet and remote but you can be at the airport, hospital, shopping and more in less than an hour.
Greenbush is right next door to Greenfield and the entrance to “The Stud Mill Road”. There is a long tradition by the large land owners in this region of Maine to allow access to millions of acres of working forest between Route 1, 2, 6 and 9. What do you do there? Land open for hunting, trails to hike, snowmobile and ATV trails in scenic and remote places, hundreds of lakes, ponds, rivers and streams for fishing, paddling, boating and swimming just to name a few.
