Land:  The cabin sits on a large ½ acre lot that is mostly open with a scattering of mature hardwood timber that is native to south-eastern Oklahoma.  The land adjoins the 1.5 million acre Ouachita National Forest area on the East side.

Access:  This property has legal and all-weather access by means of a gravel county-maintained road (Patterson Road).

Cabin:  The cabin was constructed in 2019 and includes approximately 1130 square feet of heated and cooled living space with 3 bedrooms, 2 bathrooms, large kitchen/living room and covered front porch.  The exterior of the cabin is constructed of rustic pine log siding, brown metal skirting and copper coloured 26-gauge metal roofing.  The interior walls and ceilings of the cabin are finished in rustic tongue and groove pine and the floors are covered with stained hardwood.   The cabin has energy efficient double pained vinyl windows, electric hot water heater, and a central HVAC system.  All the windows have high end wood blinds.  The level of craftsmanship, attention to detail and quality trim work throughout the cabin is very impressive.  This cabin comes cabin comes completely furnished with all furniture and appliances shown in the pictures with the exception of the TV in the living room.  Approximate room dimensions are as follows:

Living Room/Kitchen: (19 feet x 24 feet) – The kitchen and living room have an open floor plan concept.  This room has 10 foot tall stud walls and a vaulted ceiling measuring 17’-6” at the peak.  The walls and ceiling are covered with rustic tongue and groove pine and the floors are covered with stained hardwood.  There are several windows in this room for natural lighting.   The kitchen appliances shown in the pictures convey with the sale.  The kitchen counter tops are granite and there is an under mount kitchen sink with oil rubbed bronze faucet. 

Bedroom #1 & Bedroom #2: (11 foot x 12 foot) – Both of these bedrooms are downstairs.  The walls and ceilings are finished in rustic tongue and groove pine and the floors are stained hardwood.  Each of the rooms contain custom built cabinetry.  Additionally, each room has a set of double windows for natural lighting. 

Downstairs Bathroom:  There is a large downstairs bathroom that has a toilet and sink area and a large walk-in shower that is in its own room. The walk-in shower has a glass door, granite tiles and oil rubbed bronze faucet.

Stairs:  In the living room there is a set of stairs leading to the upstairs bedroom and bathroom.  The stairs have custom built metal railing, stained oak steps and rustic tongue and groove pine.  There is an L shaped storage area underneath the stairs which house the hot water heater and serve as an area for storage of cleaning supplies and equipment.

Bedroom #3:  12 feet x 16 feet) – This bedroom is located upstairs.  The room has a vaulted ceiling with walls and ceiling covered in rustic tongue and groove pine.  There is custom built cabinetry on each side of the bed with a window for natural lighting. 

Upstairs Bathroom: (8 feet x 9 feet) – The upstairs bathroom has a toilet, single vanity sink and large walk-in shower with glass door, granite tile and oil rubbed bronze fixtures.

Covered Front Porch: (6 feet x 14 feet) – There is a large covered front porch with custom metal railing.  The front porch offers a great view of several mountain ranges located in the Ouachita National Forest area.
