Description

Combo southern Iowa Farmland & Recreational/Hunting tracts are always in high demand, but never more so than right now with everything going on in our economy and not least because of historically high corn prices. As southern Iowa combo farms go, finding one in the last 12-18 months that has both good income and good hunting has not been easy. With $40,537 in total income, this 248 +/- acres property in Ringgold County (approx. 6 miles southwest of Kellerton) has a 3.2% ROI at the list price, which is a well above average return in this current market. Are you looking for good investment income? Check. Good hunting? Check. Horseback Riding Opportunities? Fishing? Check and check. Possible nice building sites? Definitely check. All in one property. There are 248.1 gross acres and 246.3 net acres, access from paved Hwy. P64 on the east side, gravel road on the west side, and Rural Water and Electric are at the road on both sides.

The large majority of current income on this property comes from cash rent on the 184.11 FSA Cropland Acres, at $210/Acre for a total of $38,737. There are 79.63 Corn Base Acres with a 90 PLC Yield and a csr2 rating between 62 – 72 on the ridge traversing the property from east to west, with an overall weighted csr2 average of 35 on the FSA tillable acres. The Farm has a lease in place until February 28th, 2023. Full possession will be granted to the new buyer on March 1, 2023 subject to tenants rights. The 2022 Farm lease income will be pro-rated to the buyer from the day of closing until the current farm year expires on February 28, 2023. The Ringgold County FSA office has confirmed that 178-184 FSA tillable acres on this property would be eligible for CRP enrollment application under the current farm bill, with the final number pending final approval of the CRP contract.

If you looked at the aerial of this property and at first glance thought it didn’t have much promise for deer hunting, well think again! The property is loaded with deer sign and trails and I saw over a dozen deer on the property while I was there taking photos and video. If you look close, you will see a group of deer in the video accompanying this listing. In addition to having many wooded/brushy draws and other good deer habitat on the property, there is a ton of good deer habitat on some of the neighboring properties, and this property is by far the largest source of ag food (corn & beans) that is close to most of that good habitat. Where do you think those deer are coming to eat? While I was standing on the edge of the property waiting for Sunrise to get photos, I also heard turkeys gobbling in almost every direction, and saw a group of 10 turkeys when walking the property interior, including 2 big gobblers. I also heard pheasant crowing on the property. Do *not* sleep on this as a worthwhile hunting property. There is currently an $1,800 hunting lease. The lease automatically terminates if the property is sold, but the hunters who lease the property are very interested in continuing the lease if the new owner is amenable. The current landowner is not a hunter and didn't have pictures documenting hunting history on the place, but I put out some of my trail cameras in early May and some of the photos & video I got are a part of this listing. There are also multiple ponds on the property that hold promise for fishing.
