DESCRIPTION: This SAFE (State Acres For wildlife Enhancement) CRP (Conservation Reserve Program) Tract in Southern Bailey County is located on west side of FM 1731. This farm is 160 +/- acres. This property is being marketed as a Conservation Reserve Program investment tract but could possibly offer future potential for other development at expiration of CRP contract term.  This tract is very accessible but yet is in a less traveled area, so expect nominal traffic impact.

TOPOGRAPHY: Farm is flat to gently sloping with exception of NE corner of farm which NE facing slope toward playa lake across FM 1731.

IMPROVEMENTS: No current improvements. There is paved frontage road access on the east and county road (dirt) access on the south boundaries of the property with utility poles on the east and south boundaries. 

WATER FEATURES: There are no permanent above ground running or standing water features on tract.

WILDLIFE, HUNTING AND RECREATION: Greatlocation or both Mule Deer and occasional Antelope. Will also be good for dove, and quail along as well as a good coyote hunting location. Accessibility is excellent to this tract which paved farm to market on east and county-maintained dirt roads on south.  

SOIL: Soils on Farm are predominantly classified as Midessa and Arvana fine sandy loams with a minor amount of soil in southwest corner being classified as Mansker fine sandy loam and approximately 7.5 acres more or less of Kimberson gravelly loam in the NE corner on the slope headed towards neighbor’s adjacent playa.
