Acreage: 851 acres with over 1 mile of Pecos river frontage

Water: Underground water in the area is good and most wells are 200-250 feet deep. The ranch has a good, Edwards aquifer water well. The ranch, also, has live surface water. The Pecos River serves as the ranch’s west boundary. The river bank is fenced off to protect livestock. This secluded, west Texas, live water ranch has over one mile of river-frontage. The river has deep, spring-fed pools and flows well. With a natural dam toward the south boundary of the property, this body of water is more like a lake. It is approximately 120′ wide and 6′ deep. The Pecos River ‘Lake’ offers endless recreational opportunities such as fishing, kayaking, and swimming. In years past, the fields were irrigated from the river.

Precipitation: Crockett County receives approximately 18.95″ annual rainfall per year.

Elevation: The topography on this land is from 1940′ at the river’s edge, to 2160′ on top of the hills offering excellent hiking opportunities. That makes about a 220′ difference in elevation. The hilltops offer stunning West Texas canyon views in all directions. Approximately 550 acres are located down in the valley. In recent history, much of this land was used for cultivation.

Access: Exit Highway 290 from Interstate 10 and go south to County Road 411. The county road takes you straight to the ranch.

Soils: Harkey fine, sandy loam with limestone outcroppings in the canyons

Use: This ranch has been used as a homestead and cattle ranch in years past. It has also served as a recreational ranch providing very good fishing, white-tail and mule deer hunting, varmint, and predator hunting.

Wildlife: Wildlife is abundant and thriving at the ranch, with dense and diverse native grasses, forbes, and cover. The majority of the ranch has good cover for wildlife. About 35% is bottom land that was previously used for farming. Mule deer and White-tail are often seen on the ranch with occasional exotics that roam through the ranch and up and down the river. Audad sheep roam the canyons as well as predators such as Mountain Lion, Bobcat, Coyotes, Black Bear, and fox. Turkey, Dove, Quail, waterfowl, and migratory birds are abundant as well as varmints. There are several blinds and feeders in place. Fishing is great in this area. The most popular species of fish caught here are White Bass, Largemouth Bass, Yellow Cat, Channel Catfish, and perch.

Improvements: The ranch is low-fenced and cross-fenced with dirt roads providing access to the river banks, neighboring properties, and all pastures. The 2500 square-foot modular home has three bedrooms and 2 baths. It has an open floor plan with kitchen, dining, and living rooms all open to each other. All rooms have beautiful views of the canyons and valleys. There is a 400 square foot ‘casita’ in the house trap, as well, equipped with a bed frame and kitchenette. There is a nice 200 square-foot, wired shop with concrete floors, cattle pens, a roping arena with a semi-covered working and riding area, and several loafing sheds.
