• Water:  There is a 250 gallon poly water storage tank
  that stores rain water collected from one section of the cabin roof.  The system is designed with a gravity inlet
  separation system and 12V pressurizing pump. The annual rainfall for this area
  of South-eastern Oklahoma is roughly 50 inches per year so a rainwater
  collection system is very practical.  1”
  of rainfall will capture roughly 250 gallons of water. Also it is worth noting
  that the rain water collection system has been designed to be expandable in the
  future.

  if desired by the new owners.
• Back-up Generator:  There is a Predator gasoline powered 4550
  Watt generator/inverter.
• Mini-Split System:  There is a 12,000 Btu/hr mini-split HVAC system. 

Access to Property:  This property is accessed from a dirt US
Forest Service Road (Lenox Ridge Road), which provides all weather access.

Cabin:  There is a newly constructed cabin on the
property with roughly 720 Ft2 of heated and cooling living space and 2
Bedrooms, 1 Bathroom, Sleeping Loft and Kitchen/Living Room. There is a 6 ft x
20 ft covered front porch and an 8 ft x 20 ft outdoor deck area with beautiful
views of Kiamichi Mountain to the South.   The cabin has a pier and beam foundation and
energy efficient vinyl double pane windows throughout.  The interior walls and ceiling of the cabin
are finished out with rustic red cedar logs, tongue and groove pine and sliding

Land:  There are 1.6 acres (m/l) of land
surrounding the cabin that is mostly covered with a mature stand of timber that
is native to south eastern Oklahoma.  The
land is gently sloping with the cabin sitting close to the highest elevation. There
is a nice mountain view to the South that can be seen if a few trees are
removed.
