Location:  Central Southeastern Oklahoma in Northern Pushmataha County.  This property is located in the mountains of South-eastern Oklahoma in a beautiful valley at the foot of the Kiamichi Mountain Range.  The property is conveniently located 15 miles East of Sardis Lake, which is 14,360 acres in size and offer many recreational activities including skiing, boating and some of the best fishing in Oklahoma.  Additionally, the property is located 12 miles Southwest of the 1.8 million acre Ouachita National Forest, which provides good hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and access to an impressive network of ATV, hiking and horseback riding trails.  The property is located 9 miles South of the small town of Talihina, Oklahoma and is about a 3.5 hour drive from Dallas, Texas.  Other near-by towns include Hochatown, Broken Bow and Poteau.

Property Address:  There currently is not a physical address for the property since it is raw land.  A physical address can be assigned after close if desired by the new owners.

Services to Property:  There is an above grade rural electric line that runs for 1/2 mile along the South property line. Water wells are commonly drilled in this area.  Propane gas can be delivered from many of the surrounding small towns.  Conventional septic systems are commonly installed in this area.

Property Access:  A gravel county maintained road runs along the South property line for 1/2 mile.

Surface Water:  There is a very large pond on the property that is roughly 1 acre in size.  This pond was recently constructed with the deepest part being approximately 15 feet.  This pond is a year round source of water for local wildlife and livestock. Additionally, there is a seasonal stream that on the East side of the property.

Fencing:  There is perimeter barbwire fencing along all 4 sides of the property.

Land: There are 160 acres (m/l) of land that is flat to gently sloping and containing a deep and productive sandy loam river bottom type soil.  Roughly 50% of the land is covered with a very mature stand of timber that is native to southeastern Oklahoma including a diverse variety of mast producing oak trees and some very large saw log size native shortleaf pine trees.  The balance of the land is covered with young native timber and grasses and could easily be converted into pasture for livestock or food plots for wildlife if desired by the new owners. There are multiple nice building locations on the property for construction of a weekend getaway cabin or even a full time residence. The property offers scenic views of the Kiamichi Mountain Range just South of the property.  Wildlife are frequently seen on this property.
