Property Description

DESCRIPTION: This 328.3+/- acres Conservation Reserve – State Acres for Wildlife Enhancement (CRP-SAFE) tract is located in West Central Bailey County and just renewed back into the CRP-SAFE program.  The farm has great accessibility with Farm to Market (FM) 1731 running down the east side of the property for over a mile and CR 1184 on the north side of the tract, and CR 1194 on the south side of the tract.  This farm has consistent soil and a well established stand of grass.  There are a few small trees on the property.  While there is a paved FM road on the east boundary, there is generally nominal traffic most days on this roadway, so you get the benefit of maintained paved frontage with a peaceful solitude.  This farm is located approximately 29 miles from Farwell, Texas and 37 miles from Clovis, NM.  Farm is also located 22 miles from Muleshoe, Texas and 27 miles from Sudan, Texas.  Lubbock is located approximately 74 miles away and it is just over 81 miles to Preston Smith International Airport north of Lubbock, Texas. Lubbock is home to a Division I University, Regional Medical Hub, and Agricultural Hub of the South Plains.

TOPOGRAPHY: This farm is relatively flat but does gently slope to the east with an increased drop in elevation towards the NE and SE corners.

WATER FEATURES:  There are no water features on this property

FENCING: There is currently no fencing on this property.

WILDLIFE, HUNTING AND RECREATION: This area has a good population of mule deer, quail, and seasonal dove along with occasional crane and geese. There is also antelope in the area as well.  The farm is located on a paved Farm to Market Road that does not generally have a high volume of traffic so there is limited pressure on wildlife.

SOIL: Soil on this tract primarily consists of Stegall loam, 0 to 1 percent slopes, with a secondary amount of Friona-Acuff loams, 0 to 1 percents slopes in the Southeast corner of the property.

USDA INFO: Farm has just been re-enrolled in USDA -Conservation Reserve Program – TX Prairie State Acres for Wildlife Enhancement (CRP-SAFE) with a Contract Period being 10/01/2026 through 09/30/2041. Currently there are 319.90 acres enrolled in CRP-SAFE with an annual payment of $43 per acre for a total annual payment of $13,756.
