The timber on the property is mostly mature natural pine but has some scattered hardwood throughout. Access is excellent with Dallas Road 212, a gravel county road, bisecting the property. According to the USDA NRCS web soil survey, the property consists of an assortment of fine sandy loam soils which give the tract a weighted average site index of 80.8 feet for Loblolly Pine (base age 50).
