Tract 1 consists of 73 acres m/l. It has had some minor improvements done to it over the years. There is some terracing on it. It is primarily comprised of Lamoni Clay Loam and Grundy Silty Clay Loam soils.

Tract 2 consists of 40 acres m/l. It is nearly all tillable and the vast majority is Grundy Silty Clay Loam and Grundy Silt Loam.
