Location: This recreational property is located in the heart of the Sans Bois Mountain range in a very remote and secluded wilderness type setting surrounded by miles of privately owned timberlands and several large acreage cattle ranches. The property is located in South-eastern Oklahoma about 5.5 miles northwest of the small town of Red Oak. Fort Smith, Arkansas is about a 1.5 hr drive, Oklahoma City is about 3 hours away and Dallas, Texas is about a 3.5 hr drive. Services: This is an Off-Grid Property –
- Rural Electricity: This is a very remote and sparsely populated area with no electrical grid service anywhere close to the property (over 2 miles away).
- Gasoline or Propane Powered Generator: The cabin is complete with a 200-amp electrical distribution box and electrical wiring is run to all the end devices in the cabin. A cord can be unrolled from the breaker box and connected to a generator to provide instant power to the cabin.
- Solar: There is a cleared area just beside the cabin that offers great south facing exposure and a solar system could easily be installed.
- Water Well: There is a drilled and functional water well that is piped to the cabin. The water well equipment is installed in an enclosed well house that sits about 100 feet in front of the cabin. Water well equipment includes submersible electric well pump, volume tank and pump on/off pressure switches.
- Septic System: A conventional septic system has been installed for the cabin.
- Cellular Service: Limited AT&T cell service. Verizon service is best in this area.
- LPG Gas: There is a propane tank next to the cabin which supplies gas to the kitchen cook stove and on-demand tank less hot water heater. Propane gas can be purchased from the near-by small towns.
- Rainfall: This area of South-eastern Oklahoma gets 48 to 50 inches of rainfall per year on average. It is very practical to install a rainwater collection system.
Access to Property: The property is accessed by using natural gas lease roads and logging roads. At minimum a 2WD pick-up truck is recommended to access the property. There is a locked entrance gate at the edge of the property to restrict access.
Ponds: There are two nice ponds on the property, which serve as a year round source of water for wildlife.
Cabin: There is a nice off-grid cabin located on the property measuring roughly 32 feet wide x 30 feet long (960 Ft2 heated & cooled living area). The cabin has large kitchen, living room, 2 Bedrooms and 1 Bathroom. The cabin interior walls and ceiling are covered with rustic wood panelling and pine plywood. The cabin floors are covered with rustic wood coloured linoleum throughout the cabin. The cabin was originally planned and designed to have several windows throughout the cabin to provide natural lighting. Brown coloured wood blinds have been installed on the windows. There is a covered front porch measuring roughly 10 feet wide x 32 feet long which provides an amazing view of the mountains surrounding the cabin.
Personal Property: All personal property will convey to the new owners except for the dog crate.
Land: The cabin sits on 40 acres (m/l) of level to gently sloping land that is covered with an impressive stand of mature trees that are native to south eastern Oklahoma including a diverse variety of oaks, redbud, hickory, elm, eastern red cedar and native shortleaf yellow pine. There is a small large cleared area around the cabin where raised bed vegetable gardens and fruit tress could be planted if desired. There is a nice network of ATV trails throughout the property and the current owner has established hunting stands already set up.
