SEALED BID SALE AT 10AM ON THURSDAY, AUGUST 11, 2022!!

The Beech Creek 140 (#0301903748) is a +/- 140-acre (per tax record) tract of timberland located in southwestern Ouachita County about five miles northeast of Stephens, AR (North 33.468762°, West 92.985994°). Most of the topography consists well-drained rolling hills with two creek drains running through the property.  Access is available with a gated timber road running southerly for over a half-mile from County Road #105. About 70 acres were planted with loblolly pine earlier in 2022 and 50 acres were planted in 2015. Two hardwood creek drains form nearly 20 acres of hardwood bottoms with an additional 9 acres of upland mixed hardwood. A small wildlife opening is based on the western edge of the land.  According to the USDA NRCS web soil survey, the property is based upon an assortment of sandy loam soils which give the tract a weighted average site index of 85.8 feet for Loblolly Pine (base age 50) for the portion rated.
