Hogan-21 (#03019-004104) is a ±40-acre tract of
timberland located in northern Columbia County on the Nevada County line.  It is about seven miles north of McNeil, AR
and seven miles southeast of Willisville, AR (North 33.4529°, West
93.2012°).  Historical access to the
property is from the south via woods road off Columbia RD 74.  The entire tract was established with pine
circa 1990.  A transmission line
right-of-way about 50 yards in width and a quarter-mile in length bisects the
property.  It covers about five acres
providing an excellent wildlife opening / food plot area.  The other 35 acres contain a loblolly pine
plantation that was planted circa 1990 and first thinned circa 2005.  With an above average amount of timber, most
of the trees are already sawtimber size and present excellent income
opportunity.  The topography consists of
well-drained rolling upland hills.  According
to the USDA NRCS web soil survey, the property has an assortment of fine sandy
loam soils that give the tract a weighted average soil site index of 82.7 feet for
loblolly pine (base age 50 years).  A

Directions:  From the intersection
of AR-355, US-371 and Columbia CR-39 at the Lamartine community, travel northeast
on Columbia CR-39 for 5.1 miles to Nevada CR-8. 
Turn right onto Nevada CR-8 (south) and go 0.5 miles and take a left
onto Nevada CR-168.  Travel along Nevada
CR-168 ±1.0
mile to the Columbia County line. 
Continue on Columbia CR-74 for 0.7 miles and turn left onto a woods road
then left immediately again and travel along the woods road ±0.8 miles to the property.
