This 220+/- acre tract is a
good productive non-irrigated farm in Bailey County that has been in row crop
production for many years.  This farm has
good soil for the area. This land is accessible by CR 1254 that runs along the
southern boundary of the property.  This
farm is located in an area known for trophy mule deer and good general
populations of quail along with occasional antelope.  It also has potential for migratory dove,
crane and geese. 
This farm is located approximately 39 miles from Farwell, Texas and 48
miles from Clovis, NM.  Farm is also
located 30 miles from Muleshoe, Texas and 31.5 miles from Sudan, Texas.  Lubbock is located approximately 75 miles
away and it is just over 81 miles to Preston Smith International Airport north
of Lubbock, Texas. Lubbock is home to a Division I University, Regional Medical
Hub, and Agricultural Hub of the South Plains. 
With good accessibility, decent soil, open spaces and native wildlife,
this property could serve multiple purposes.

LEGAL DESCRIPTION: MB&B SEC 75, BLOCK B, ACRES 160, (SE4), and A119 MB&B SEC 76,
BLOCK B, ACRES 60, (S2 OF SW4)

TOPOGRAPHY: Tract does generally slope to the east-southeast with the northwest
corner of SE4 of SEC 75 being the highest elevation and somewhere on the far
east boundary of S2 of SW4 of SEC 76 being the lowest point.

IMPROVEMENTS: There are some dilapidated structures, including an old barn, that
are no longer in use on an approximate 2.7 acre old homestead site which is
located on the southwest corner of land owned by seller in S2 of SW4 of Section
76.  There is an old irrigation well that
is no longer in use on the tract as well which does not appear to be recorded
with High Plains Water District.

WATER FEATURES:  There are currently no water features on this property.

FENCING: There is
no fencing on the property

WILDLIFE, HUNTING AND RECREATION: This area has a good population of trophy mule deer, quail, and
seasonal dove along with occasional crane and geese. There is also antelope in
the area as well.  With irrigated
production in adjacent areas, there is increased potential for deer and quail
especially around the old structures where they may stage and use as bedding
areas.

SOIL: The soils
on SE4 of Section 75 primarily consists of Midessa fine sandy loam, 0 to 1
percent slopes and Arvana fine sandy loam, 0 to 1 percent slopes with minor
amount of Friona-Acuff loams, 0 to 1 percent slopes.  The soils S/2 of SW/4 of Section 76 primarily
consist of Midessa fine sandy loam, 0 to 1 percent slopes, and Mansker loam, 0
to 1 percent slopes with lesser amounts of Arvana fine sandy loam, 0 to 1
percent slopes, Portales loam, 0 to 1 percent slopes, and Friona-Acuff loams, 0
to 1 percent slopes. 

USDA INFO: This farm
is currently in production and has a non-irrigated cotton crop growing on the west
section of the farm.  There is a tenant
currently farming the property and the tenant will be allowed to harvest the
2026 crop before giving up tenant possession of the farm.  Seller will keep 2026 rent, see additional
addendum to contract dealing with possession.

TAXES: 2025 Taxes
with Exemptions ($598.98, SE/4 Section 75), ($379.38, S2 of SW/4 Section 76)
