Montana Log Cabin Sells After Over Five Years on the Market

Nestled in the mountains just south of Butte, Mont., is a 5,500 square foot log cabin that recently sold by Ben Cannon of United Country | Montana Properties after a long stay on the market. The property featured 5 bedrooms, a private pond, a greenhouse and a 40×60 utility barn.

It was first listed over five years ago by agents with a competing company and had no interest, even after they dropped the price multiple times from starting at $2.5 million and eventually dropping to $950,000.

Cannon joined United Country in 2020 and attended one of United Country’s “UnitedPower!” trainings for new offices and agents that goes over how to effectively use all of the available tools and technology to grow their business. During that training, Cannon and his team worked with other United Country affiliates and members of management on how to get buyers for this specific property.

“That night, I stayed up until 3 a.m. completely redoing the listing using all of the techniques I learned in class,” said Cannon. “By 9 p.m. the next day, I was already receiving calls with interested buyers. After that, it exploded. We had buyers even competing for it. I received a great cash offer and we closed last week.”

From the same sale, the buyer was so impressed by the marketing provided by United Country for the cabin, that he asked Cannon to represent him on some upcoming deals.

“United Country played a major part in getting this property in front of the right people and getting it sold,” said Cannon.
