Services to Property:  Off-Grid Systems to include the following:

• Water:  There is a 250 gallon poly water storage tank that stores rain water collected from one side of the cabin roof.  The system is designed with a gravity inlet separation system and 12V pressurizing pump. The annual rainfall for this area of South-eastern Oklahoma is roughly 50 inches per year so a rainwater collection system is very practical.  1” of rainfall will capture roughly 270 gallons of water. Also it is worth noting that the rain water collection system has been designed to be expandable in the future.
• Septic:  The cabin has a conventional septic system.
• Propane Gas:  The cabin stove and hot water heater are plumbed for propane gas, which can be purchased in the nearby towns.
• Electricity:  The cabin has a 100W solar panel, 1500W Dakota Lithium 12V 100Ah battery, 1500W pure sinewave inverter and a Dakota Lithium dashboard solar charge controller.  Also, the solar system can be easily expanded if desired by the new owners.
• Back-up Generator:  There is a Predator gasoline powered 4550 Watt generator/inverter.
• Mini-Split System:  There is a 12,000 Btu/hr mini-split system with one head in the cabin. 

Access to Property:  This property is accessed by means of a dirt logging road with a rocky base.

Living Room/Kitchen Area: (9.5 feet x 23.5 feet) – There are two nice south facing windows that provide natural lighting and a great view to the South.  Fully functional kitchen with refrigerator, propane stove, stainless steel sink and nice cabinetry/shelving.  A set of stairs lead to the upstairs sleeping loft area.

Bedroom #1 and #2: (9.5 feet x 8.5 feet) – There are two downstairs bedrooms each with a window and small closet area.

Bathroom: (5.5 feet x 5.5 feet) – Bathroom includes a corner mounted shower, toilet and vanity/sink.

Upstairs Sleeping Loft: (“L” Shaped) – There is a set of stairs off the living room/kitchen area leading to the upstairs sleeping loft. The cabin roof has a 10/12 pitch so there is plenty of head room in the upstairs loft area.

Covered Porch: (6 feet x 24 feet) – There is a nice covered porch on the South side of the cabin.  This would be a great place to drink coffee in the morning and enjoy the great mountain and valley views.  Treated deck boards and railing around outside perimeter.

Land:  There are 5 acres (m/l) of land surrounding the cabin that is completely covered with a young stand of timber that is native to Southeastern Oklahoma including a diverse variety of oaks, native shortleaf pine, sumac, elm and eastern red cedar.  The is a cool rock outcropping on the property and wildlife are frequently seen on this property and the surrounding area.

NOTE:  Additional adjoining acreage is available for purchase, if a buyer wants more property.  There is a 40 acre tract with creek frontage listed for $60,000.  Also there is roughly 9.5 acres around the cabin that can also be purchased.
