Location: This two-hundred-acre property sits just 6 miles southwest of Mertzon, Texas on the north side of Texas Highway 67 in the mid-to-west portion of the Colorado River Basin. Mertzon is approximately 21 miles southwest of San Angelo. This area is right on the edge of central Texas and west Texas in the southern portion of the Edwards Plateau. Traveling west, it is the last area where you can see rolling hills, beautiful rivers and draws, as well as mature Live oak trees. Irion County has abundant underground water of good quality and is a wonderful community to call home.

Climate: This area of Texas is arid. Precipitation varies and ranges from 15 to 25 inches per year on average.

Underground water is abundant which is why Irion County has a water conservation district, to protect its water. The Concho River watershed is one of nine contributing watersheds of the Colorado River Basin. The Colorado River, when it reaches the Texas Coast, eventually flows in the West Matagorda Bay. Spring Creek flows up out of the ground approximately four miles to the northeast of this property and provides a beautiful river for the community to enjoy in Mertzon.
Topography is gently rolling and the land is pretty flat with a high point near the middle to east side of the ranch which has a very gentle slope. The high point is about 40 feet above the rest of the ranch, which is mostly flat, providing stunning views to the south, west, and east.
Soils are mostly dry with a 1-3% slope and include Angelo Silty Clay Loam, Mereta Nuvalde Complex, Ector, and Tarrant.
This part of Texas is known as short grass country. It is where central Texas tall grasses meet shorter grasses that can survive a dryer climate. Very strong native grasses thrive here such as bluestem, grama, buffalo grass, switchgrass, windmill grass, and many other grasses as well as stong forbs and brush that provide nutrition and cover for wildlife and livestock. Common shrubs and trees include sumac, Algerita, juniper, Texas persimmon, Mormon Tea, acacia, mimosa, Elbowbush, Netleaf hackberry, Mesquite, Mountain laurel, Texas redbud, Shin oak, and Live oak.
Recreation: The Middle Concho watershed and surrounding areas are known for superb whitetail hunting. Other wildlife species found here include Texas Rio Grande Turkey, Blue Quail, Bob White, many species of dove, and, of course, varmints. This land has been ranched for over a hundred years and would make a nice place to run a few cows, goats, or sheep. Indian arrowheads are often found in this area. This land is near Mertzon where you could enjoy Spring Creek and participate in community activities as well as attend Irion County Independent School District.
Improvements: In the northwest corner is a set of working pens, electricity, the water well, a concrete reservoir and water trough, and some overhangs and sheds. There are three sides of good fence in place.
