Flood Irrigated Hay Ground on Beaver Creek near Saco, Montana
1188 +/- deeded acres approximately 20 miles east of Malta and 12 miles west of Saco, on the south side of Highway 2 and less than 5 miles from Nelson Reservoir in Phillips County Montana.
Currently in a western wheat grass and used as a hay base, 1038+/- are dedicated to hay ground with the remaining 150+/- in grazing. The property flood irrigates from Beaver Creek, which flows through the south end of the property. Water rights to irrigate 740 acres from Beaver Creek, with a priority dating back to September 8, 1900 transfer with the sale, giving the new owner rights to 1,110 Acre Feet of water at a rate of 140 cubic feet per second to be used between February 1st and October 31st each year. 24 Acres of the property are in the Conversation Reserve Program (CRP) for approximately 3 more years.
Multiple access points to the property from Old US Highway 2, now a graveled and maintained county road.
Whitetail Deer, Antelope and Upland Game Birds such a Pheasant, Sharptails and Huns can be found throughout the property.
