Income-Producing Farm & Ranch with Recreational Land For Sale in Malta, MT
The Slade Ranch in South Phillips County covers 6,871+/- total acres, comprised of 6,053+/- deeded acres and 818+/- acres of BLM lease. With 8 miles of water line, strategic cross fencing and acres and acres of improved pasture, this ranch has always ensured healthy cows and heavy calves. The north end of the ranch is approximately 10+/- miles south of Malta, accessed by South Black Coulee Road. 3 parcels make up the Slade Ranch, with the 2 northernmost parcels being only 1 mile apart, and the southernmost parcel another 9 miles as the crow flies. Sellers may consider offers to sell the parcels separately.
“The Farm”, located furthest north, consists of 2,255+/- deeded acres. All acres are in grazing now, however 249.35+/- of those acres were taken out of CRP in 2020 and another 418.64+/-, having been farm ground at one time, are considered “improved pasture”. Cross fencing has divided “The Farm” into 5 pastures for grazing rotation. 2 wells with windmills are located on this parcel and were used prior to the pipeline installation. While they aren't in use anymore, they are still available as a backup if needed. A spring runs in the fall and fills 1 of the 3 reservoirs on the north end. The pipeline put in place in 2013 added incalculable value, with 3 holding tanks on this parcel, strategically located to water cows with minimal distance in between. Water is easy to find on this property, allowing the cattle to focus on gaining rather than finding something to drink.
The 2 wells supplying the pipeline are found on the parcel a mile south, consisting of 3081+/- deeded acres. 6 holding tanks are in place on this parcel, scattered throughout 6 separate pastures. 2 pits and 2 reservoirs also hold water here. 949.63+/- acres are considered “improved pasture” however grass throughout is plentiful. Never overgrazed, with plenty of grass left standing most years when cattle are moved off, it’s easy to see this ranch keeps a cow well fed. Fences have been well maintained and 4 miles of new 4 wire fence with steel posts were erected in 2017. 180+/- acres of BLM lease fall between the 2 northern parcels and are included in the sale.
The owners refer to the southernmost parcel as “The Creek” referring to DHS Creek that runs along the southern edge of the 717+/- deeded acres. Another 638+/- acre BLM grazing lease surrounds the deeded acreage and is included in the sale. In addition to water provided by the creek, a warm water spring fills a 28' deep reservoir above the barn and corrals. Built in the 1960's, the owner states they have never seen it dry. A pipe from the reservoir fills a holding tank at the corrals before it overflows into the creek. Another 2 pits and a second spring ensure plenty of water on this parcel. Cutbanks along the length of the creek, with a valley below provide excellent protection for cattle and wildlife. Here the recreationalist is sure to find whitetail, sage grouse, antelope and even the occasional elk.
