The property is located 10 miles Northwest of the town of Talihina, Oklahoma and 3.5 hours from Dallas, Texas.

Propane Gas: Propane gas can be purchased and delivered from many of the near-by towns.

Access: The property is accessed by turning off a gravel county maintained road (Bengal Road) and traveling East for approximately 3/4 miles down a dirt logging road. The access road has very little elevation change and a natural rocky base.

Land: There are 10 acres (m/l) of land included in this transaction. The land terrain is flat to gently sloping with a few elevated locations that would be ideal to construct an off-grid cabin. The land is primarily covered with a stand of mature timber that is native to southeastern Oklahoma. There is a nice pond on the property that serves as a year round source of water for local wildlife. Additionally, there is a small seasonal creek that flows through the North portion of the property. There are many different types of wildlife on the property and surrounding area.
