TOPOGRAPHY: Farm is mostly flat with the exception of Yellow House Draw that dissects the property east and west and runs to the south. Low lying tree lined area to just north of the southern boundary with a small earth tank that is feed by run off from draw.

SOIL: Tract is primarily composed of Midessa fine sandy loam, 0 to 1 percent slopes, Midessa fine sandy loam, 1 to 3 percent slopes and Mansker fine sandy loam 3 to 5 percent slopes in the draw along with some minor areas of Bippus clay loam, 0 to 2 percent slopes, rarely flooded, Amarillo fine sandy loam, 1 to 3 percent slopes, and Amarillo fine sandy loam, 0 to 1 percent slopes. Overall most of these soils are suited to moderate dryland farming and intense grazing practices depending on annual rainfall variations.
