Location:  This property is located in the Buffalo Mountains roughly 5 miles North of Sardis Lake in Southeastern Oklahoma – Latimer County.  Sardis Lake is 14,360 acres in size and offers many recreational activities including skiing, boating and some of the best fishing in Oklahoma. The property is located in a very remote and secluded wilderness type setting surrounded by miles of privately owned timberlands and several large acreage cattle and game ranches.  The property is roughly 9 miles Southeast of the town of Hartshorne Oklahoma which provides grocery shopping, gas stations, post office and churches.  The larger town of McAlester, Oklahoma is roughly 25 miles from the property.  The property is roughly a 3 hour drive from Dallas, Texas.

Off-Grid Property Service Options:

  • Solar Power:  This property has good south facing exposure to sunlight for optimal efficiency of a solar system.
  • Water:  Water wells are commonly drilled in this area and water can typically be found at a depth of less than 250 feet.  Additionally, this area of Oklahoma receives about 50 inches of rainfall per year on average so a water catchment system is very practical. 
  • Septic:  The type of soils found in south eastern Oklahoma work great for installation of a conventional septic system.
  • Internet:  Satellite based internet is typically used in remote areas such as this.
  • Propane Gas:  Propane gas can be purchased in the near-by towns.

Property Access:  The current owner accesses the property by using a natural gas lease road that provides good all weather access. The access road crosses a cattle ranch and the fee for use is $25/person/year.  There are two locked gates which restrict public access to the property.  Additionally, there is a recorded easement agreement off the county road along the West side of a 6,000 acre high fence game ranch.

Internal Road System:  There is an existing network of internal ATV trails across the property which provide access to several established deer stands and allow for easy retrieval of harvested game.

Land:  There are 40 acres (m/l) of land included in this transaction.  As can be seen from the drone footage included in this listing, the property has a nice mix of young native shortleaf pine timber and deciduous hardwoods being primarily mast producing Post Oak trees.  There are a few food plot areas on the property and open areas containing native grasses and Forbes which are beneficial to wildlife.

Property Terrain:  There is a layer in the LandID link at the bottom of this advertisement that provides a topographic map for the property to show elevation change.  This property offers a very diverse variety of terrain including flat and level hill tops with panoramic views of the surrounding mountains and gently sloping hardwood timber ridges with moss covered rocks.  

Wildlife:  This area provides excellent hunting for whitetail deer, eastern wild turkey, wild hogs and black bear as well as several small game species.  Historically this area has producing some of the largest Whitetail Deer harvested in the state of Oklahoma.

Sources of Water:  A seasonal creek flows through the property.  The property terrain features are conducive for construction of a pond that would serve as a year round source of water for local wildlife and also provide great fishing opportunities.  These ponds would be very easy to construct with minimal cost.

Agents Comments:  In my real estate career, I have had the opportunity to look at many tracts of mountain land and recreational property in Southeastern Oklahoma.  I can honestly say that I have never seen as many Whitetail Deer as I did driving the 5-mile access road into this property.  There is restricted public access to the property and several nice large acreage surrounding tracts.  Very remote location yet handy to the modern conveniences provided by McAlester, OK.
