Location: These two off-grid cabins is located in the Sans Bois Mountain range in south eastern Oklahoma in Haskell County. The land borders along a county road for about 550 feet. The property is located about 2 miles South of the small community of LeQuire. Nearby towns include Wilburton, Wister and Poteau, which is the county seat. From the cabin it is a very short drive to some of the best fishing in Oklahoma on Eufaula, Sardis, Wister and Cedar Lakes. This area is well known for having endless miles of side by side and four wheeler trails through the Sans Bois Mountain Range. Additionally, the Sans Bois Wildlife Management Area is just a 15 minute drive from the property. The property is a 1.5 hour drive from Fort Smith, Arkansas, about 3.5 hours from Dallas, Texas and 2 hours from Tulsa, Oklahoma.

Services to Property: This is currently off-grid property which means connection to public utilities are not available. Off-grid property owners often rely on alternative energy sources like solar, wind, generator, water wells, rain water harvesting and other self-sustained resources. NOTE: Electric service is about ½ mile from the property.

Access: This property has legal access by means of a dirt county road. This road provides all-weather year round access to the property. A set of metal entrance gates are located off the county road.

Land: The cabins sit on 9.3 acres (m/l) of level to mildly sloping land that is covered with an impressive stand of mature trees that are native to south eastern Oklahoma including a diverse variety of oaks, redbud, hickory, elm, eastern red cedar and a scattering of saw log size native shortleaf yellow pine. The cabins are located on the highest elevation of the property and provide great views of the surrounding mountains and valley below. The area surrounding the cabins has been cleared and gravelled. There is a unique outcropping of natural sandstone rocks. Wildlife are frequently seen on this property and the surrounding area.

Deer Stand & Deer Feeder: There is a nice elevated deer stand and wildlife feeder on the North side of the property that is included with the sale. There is a nice flat area covered with mature hardwood timber that surrounds the deer stand. This is the perfect location for viewing whitetail deer, black bear, hogs and eastern turkeys.

Deed Restrictions: There are not any deed restrictions associated with this property.

Cabin #1: This cabin roughly 12 feet wide x 32 feet long. The cabin has one bedroom, one bathroom, kitchen area and a loft area that can be used for storage or additional sleeping. The cabin has electrical wiring and water plumbing. The current owner uses a gasoline generator for power. A rainwater collection and septic system have not been installed.

Cabin #2: This cabin is roughly 11.5 feet wide x 16 feet long with a 6 feet x 10 feet bathroom area. This cabin has a 100 Watt solar system with car battery with 12 VDC lighting in the cabin. Additionally, the cabin is wired for a generator which powers 120 VAC lighting. The cabin has a window AC unit and also a nice wood stove. There is a 250 gallon poly rainwater collection tank and a 12 VDC water pump. The cabin has a septic system.
