Location:  This property is located on the northern edge of the Ouachita National Forest in a beautiful valley setting with Blue Mountain and Brushy Mountain in the distance to the South.  The property has direct access to the 1.5 million acre Ouachita National Forest, which provides excellent hunting opportunities for whitetail deer, eastern wild turkey, black bear, wild hog and numerous other small game species as well as direct access to an impressive network of ATV, hiking and horseback riding trails that are operated and maintained by the US Forest Service.  The property is located roughly 1 mile south of the small community of Reichert.  Nearby towns include Talihina, Heavener, Broken Bow and Hochatown.  This property is about a 4 hour drive from Dallas, Texas.  At the bottom of this listing is a Google Earth image with the property perimeter outlined in red.  GPS Coordinates:  34.854816, -94.765804

Services to Property: 

• Rural Electricity:  No electricity on property.  There is a rural electric line just a few feet off the North property line.
• Water Well:  Ground water can typically be found 100 to 250 feet deep.  The cabin has a rainwater collection system.
• Septic System:  Conventional septic systems are commonly installed in this area.
• Cellular Service:  Good cell phone service with AT&T from the property.
• LPG Gas:  Propane gas can be delivered from the near-by towns.
• Solar:  This property has good south facing exposure and a solar system could be installed if desired.
• Rainfall:  This area of South-eastern Oklahoma gets 48 to 50 inches of rainfall per year on average.  It is very practical to install a rainwater collection system.

Access to Property:  This property has all weather access by a county maintained road.  There is a private gravel driveway extending off the county road to the cabin.    

Land:  There are roughly 9.5 acres of level to gently sloping land laying in the northern foothills of the Ouachita National Forest.  The land is completely covered with an impressive stand of mature timber that is native to south eastern Oklahoma including a diverse variety of oaks, eastern red cedar, hickory, elm, dogwood, red bud as well as several mature saw log size native shortleaf pine trees.  There is a seasonal creek that flows through the property and close to the cabin.  Wildlife are frequently seen on the property and surrounding area.  There is a cleared area around the cabin with adequate sunlight for a series of raised bed gardens to grow fresh vegetables.

Cabin & Storage Building:  There is a 12’ x 30’ cabin on the property that is only a couple of years old.  The cabin has guttering and a rain water collection system.  Additionally, there is an 8’ x 12’ storage building that will convey to the new owner.
