Colorado outfitting business for sale with mountain cabin, US Forest Service elk hunting permits
Hubbard Creek Outfitters is a backcountry outfitting business near Paonia, Colorado, with an excellent history of providing quality horseback rides and roadless area elk and mule deer hunting. Colorado Game Management Unit 521, an over-the-counter unit known for excellent big game hunting. Hubbard Park is one of Colorado’s most scenic locations, with hunting, fishing, grazing, snowmobiling
Those who know Western Colorado are familiar with Paonia, a small town halfway between Carbondale and Crested Butte along the scenic West Elk Byway. Directly north of Paonia is Stevens Gulch, a graveled and maintained access road into the National Forest. The road climbs up through groves of aspen trees, scrub oak, and evergreens until it reaches Hubbard Park, a wide basin at 9,000 feet in elevation. The views of the West Elk range, Ragged Mountain Range, and the Elk Mountain Range are stunning. Hubbard Creek flows through the park, providing fishing for brook trout and water for horses and cattle. There are a couple of small subdivisions of mountain cabins, and the well-known Electric Mountain Lodge, which is open in both summer and winter, as it’s a popular destination for snowmobilers. The lodge has several nice cabins, nice lodge rooms, and a good restaurant less than a mile from the outfitter’s cabin.
Mountain cabin for sale with 10-acre lot and spring-fed trout pond
On the west side of the access road is a small subdivision of 10-acre lots, with the closest being the headquarters of Hubbard Creek Outfitters. The cabin is fairly old and pretty basic, but it does have running water and electricity. Most buyers may think about replacing it eventually. It does have an excellent set of corrals for keeping horses and cattle, as well as a very good tack shed to store the outfitter’s saddles, tack, and outfitting equipment. The parcel has a nice spring-fed trout pond as well. It’s an EXCELLENT base of operations for the outfitting business. The outfitter leases horse pasture from several of the neighboring landowners, which totals about 40 acres of grazing land. They can ride right out from the property to hunt the adjoining National Forest lands.
Three roadless-area hunting camps for Colorado GMU 521 over-the-counter elk hunts
Hubbard Creek Outfitters has a huge USFS special use permit, with over 1,000 service days for summer horseback rides, fishing, overnight pack trips, and backcountry elk and mule deer hunts. They have 3 reserved campsites and thousands of acres of National Forest lands to hunt. Access to the base station cabin is very good via a good gravel road, but all the camps are situated in roadless areas. However, the camps are not in wilderness areas, so an outfitter can still use a chainsaw and other time-saving devices. Hunting is very good for elk and the outfitter has a very, very high success rate. Mule deer are not as predictable, but there are some very good mule deer in the area.
