IMPROVEMENTS: No current improvements, 4 old well permits on record at HPWD but no wells are currently in use and condition is unknown and unverified. There is road access on the north, east and south boundary of the property with utility poles on the east and south boundaries.
WATER FEATURES: There are no permanent above ground running or standing water features on tract.

WILDLIFE, HUNTING AND RECREATION: Great location or both Mule Deer and occasional Whitetail Deer. Will also be good for dove, and quail along as well as a good coyote hunting location. Accessibility is excellent to this tract which paved farm to market on north and county-maintained dirt roads on south and east.
SOIL: Soils on Farm are predominantly classified as Amarillo Loamy Fine Sand with 0-3% slope and Amarillo Fine Sandy Loam with 0-1% and 1-3%Slope which are good for irrigated or non-irrigated crop production and good for grazing. There is approximately 3.85 acres of Randal Clay in small Playa bottom on west side of tract.
USDA INFO: Farm is enrolled in USDA Conservation Reserve Program with a contract period for 10/01/2012 thru 09/30/2022 with 165.69 acres. Owner is currently in process of rebidding farm back in for possible new contract but that is not definite at this point. Existing CRP Contract available to serious inquiries.
