There’s currently no physical well on-site, but a gravity fed water system is used to supply purified rainwater to the bathroom and kitchen sink. Water is collected from ¼ of the metal roof on the house. Inside the house are two 375-gallon cistern tanks. A sump pump in the cistern tank is used to fill the 35-gallon “pressure” tank in the upstairs closet. Gravity gives about 10psi which provides adequate flow to two sinks as well as the shower. Water is tested annually and the State Laboratory of Hygiene has certified its potability. Small hot water heaters were added to the system. Water from the cistern is UV sterilized and pumped to the upstairs “pressure” tank. In addition, a 2,500-gallon holding tank was added a couple years ago along with a Nature’s Head composting toilet to meet county sanitation requirements.
Solar panels and an inverter were installed for off-grid power with generator back up. An inverter, batteries and electric panel are hooked up to the grid with a two-way meter that feeds the solar output back into Scenic Rivers Electrical Cooperative.
The cottage does feature some contemporary comforts, which includes a forced-air-furnace, central air, fiber optic internet, (2) LP tanks and of course, electric. A thermostat was also added that can be utilized remotely along with a wood stove in the living room. In addition, you’ll find a 1-bedroom guest studio for overflow as well as a 24×48 pole building for storage. A 100×100 horse paddock with run-in includes a loafing barn for equine or cattle. As you can see, there’s been an immense amount of work, pride and love put forth into this truly one of a kind spread.
You’ll find roughly 13+/- acres of ridgetop agriculture land that’s currently farmed for grass hay, but can be easily converted into a whopping food plot for whitetail and turkey. A slurry of hardwood timber forests stretches over 80+/- acres worth of prime hunting habitat. Ridgetop flats, knobs and breathtaking rock-outcroppings plummet toward a breathtaking valley bottom. The bottom land encompasses over 2,000ft worth of Kickapoo River frontage! This winding river holds a mix of both brown and brook trout. In fact, the region has the second-highest catch rates for brown trout amongst the eight planning regions of the Driftless Area.
Whitetail hunting is truly King in this neighborhood. The current owners don’t hunt, but the immediate area is chocked-full of trophy class whitetail pushing 145” to 160”+. The bottoms provide excellent waterfowl hunting as well as fishing. As I stated prior, this is truly the epitome of an outdoor enthusiasts’ playground!
