Description
523 +/- acres of Maine timberland for sale just 15 minutes from Bangor in the towns of Kenduskeag and Glenburn. The land has more than a mile of water frontage on both Kenduskeag Stream and Black Stream.
Land Features – The land consists of 380 +/- acres of land in Kenduskeag abutting 143 +/- acres in Glenburn for a total of 523 +/- acres. The land fronts on the Levant Road for approximately 1,100 +/- feet. Electric and communication lines are located along this road. 1.6 +/- miles interior road system enters from the Levant Road. This is a solid gravel road and provides access to much of the land.
Elevations onsite range from 200 feet at Levant Road to about 100 feet at the two streams that form the eastern boundary of the land. Soils are a mix of gravel and stony and silt loams. The forest is a mix of hardwoods and softwoods with some larger white pine scattered around the land. Older growth is complemented with young growth released from the last harvest about 5 +/- years ago.
Water features of the property include both Kenduskeag Stream and Black Stream with 1 ½ +/- miles of combined stream frontage. These two streams are headwaters of Maine’s Penobscot River. The Kenduskeag is famous for the April canoe race. Black Stream is a slow moving water great for waterfowl hunting and quiet paddling.
Investment and Recreation – This land has many possibilities as an investment. The proximity to the growing city of Bangor makes it a good property for a residential development. The back land with a mixed aged forest can be managed long term for timber production. The properties mix of upland and wetlands, plus its proximity to nearby farmland, adds up to a near perfect location and habitat for whitetail deer. Nearby trail systems for recreational riders and the water frontage on the property could be a great place to start an outdoor adventure business.
Location – The land is less than 10 miles from the city of Bangor with both Broadway and Union Street only a couple miles from the property. The population of Kenduskeag is about 1,300 and Glenburn has over 4,500. I-95 access is about 10 miles. Large central Maine lakes such as Sebec and Schoodic Lake are located about 40 minutes from the lot. Boston is just 233 +/- miles and less than a 4 hour drive mostly on I-95.
