Description
DESCRIPTION: This unique Conservation Reserve Program Tract in West Central Lamb County is in the heart of a great deer hunting area with good population of both Mule Deer and Whitetail Deer. This tract is located just a mile and half south of a large sandhill area that is in the Texas Parks and Wildlife Managed Lands Deer Program. The farm is just a few miles north of Sudan, Texas. This tract also has moderate to good soil that could possibly at some point be put back into row crop production as there are many productive non-irrigated cotton farms in the immediate area as well.

TOPOGRAPHY: Farm is mostly flat with exception of small playa on in the NE quadrant with elevations from 3690 feet to 3714 feet.
IMPROVEMENTS: No current improvements, except one old irrigation well that are currently not in use and condition is unknown. There is currently a couple of deer feeders and a blind, but it will not convey.
WATER FEATURES: There are no permanent above ground running or standing water features on tract. The farm does have an old existing irrigation well site not currently in use and condition of well is unknown.
FENCING: None
WILDLIFE, HUNTING AND RECREATION: Great location for both Mule Deer and Whitetail Deer, probably one of the most active whitetail areas in Lamb County. Will also be good for Dove, and quail along as well as a good coyote hunting location. Accessibility is fair to this tract which may be seen as a plus regarding less pressure on deer population.
SOIL: Soils on Farm are predominantly classified as Zita Fine Sandy Loam with 1-3% slope and Amarillo Fine Sandy Loam with 0-1% and 1-3%Slope which are good for irrigated or non-irrigated crop production and good for grazing. There is approximately 15 acres of Randal Clay in Playa bottom and around 8-9 acres of Midessa Fine Sandy Loam 1-3% on slope to playa.
USDA INFO: Farm is enrolled in USDA Conservation Reserve Program with a contract period for 10/01/2021 thru 09/30/2031 with 176.70 acres. Existing CRP Contract available to serious inquiries.
TAXES: $611.96 (for 2021)
RESERVATIONS: Existing mineral rights amounts unknown; owner would like to retain ½ of existing minerals and ½ of existing commercial wind royalty rights.
