Access:  This property has all weather access.  There is a locked entrance gate on the East side of the property. 

Water:  There are two large ponds on the property which provide a year round source of water for wildlife and will provide the new property owner a great place to fish for panfish, crappie and largemouth bass.

Cabin:  There is a well-constructed cabin on the property that was constructed in 2004 according to the County Assessor’s records.  The cabin has roughly 600 square feet of heated and cooled living space with 1 Bedroom, 1 Bathroom, Kitchen and Living Room.  There is an 8 foot wide x 16 foot long covered front porch.   The cabin has a 26 gauge metal roof and painted wood exterior.   

Land:  There are 231 acres (m/l) of land which is primarily covered with a mature stand of timber that is native to Southeastern Oklahoma being primarily a diverse variety of oak trees and saw log size native shortleaf pine trees.  The property offers a diverse variety of wildlife habitat ranging from areas where the timber stand has been thinned to a basil area of 60 to dense thickets to areas of impressive native shortleaf pine stands.  A controlled burn was recently conducted on the eastern part of the property to reduce the presence of eastern red cedar and greatly improve habitat for whitetail deer and eastern wild turkeys.  Additionally, the property offers a diverse variety of terrain ranging from flat bottom areas at the foot of Poteau Mountain to steep areas on the side of Poteau Mountain.  There is a flat elevated knoll on the Northwest part of the property which offers a beautiful view of the Ouachita Mountains and River Valley to the South.   Wildlife are frequently seen on this property.

Internal Property Roads:  The current owner has constructed an impressive network of trails and roads throughout the property which provide access to hunting stands and make retrieval of game easy work. 

Garden Area:  There is an established garden area next to the cabin that is roughly 24 feet wide x 30 feet long.  This area is suitable for growing a wide variety of fresh garden vegetables.
