This property is a great conservation success story. Purchased by the current landowner over 30 years ago, the property was primarily prairie at the time. The landowner and his son planted thousands of trees at that time, and the property now has some of the best South facing, evergreen thermal cover in the neighborhood.
There are approximately 25 acres of wooded and brushy areas, but don't be deceived by the relatively small ratio of woods to open acres. The property has a massive amount of deer sign and presence (see photos and video). Very limited hunting has been allowed, but several nice bucks have been taken over the years. Deer footage in the video is from my trail cams in February, 2022. Most of the bucks had already shed their antlers, but I got pictures of at least 3 different shed bucks that I estimated to be 5 1/2+. With the addition of some food plots, this property would not only house deer through the Winter but feed them too, and likely draw in others from surrounding properties as well. There are deer trails, buck rubs, and abundant sign criss-crossing the property in every direction. The landowner has also said he sees turkeys almost every time he visits the property, has seen quail and has heard pheasant on the property.
If you're a fisherman, there are 3 different ponds on the property including a 4 acre lake, all of which have been stocked in the past. The 4 acre lake in particular has great bass, crappie and catfish fishing! This property would also be great for horseback riding, and has good Morel mushroom hunting too.
