Services for Cabin: The cabin is complete with electrical junction box, wiring and water plumbing. The electrical system is currently designed so that a generator can be plugged in. Additionally, the cabin has a rainwater collection system.
Notes:
- Rural Water: There is a rural water meter at the north property line. A water line could easily be installed to the cabin.
- Rural Electricity: Rural Electricity is within 400 feet of the West property line
- Septic Systems: Septic systems are commonly installed in this area and considered to be virtually maintenance free. There is a plumbing connection at the edge of the cabin that would make it easy for the new owners to install a septic system.
Access: This cabin is accessed by turning off Hwy 43 onto a private gravel driveway leading to the cabin. There is a privacy entrance gate at the edge of the property just off Hwy 43.
Cabin: There is a well-constructed cabin on the property that is roughly 12 feet wide x 22 feet long. The cabin has a nice kitchen, living room, bathroom and sleeping loft area. The cabin has a window ac/heat system and there is a wood stove in the living room that also serves as a heat source. Kitchen: (7 feet x 12.5 feet) – The kitchen area is open to the living room. The kitchen has nice wood cabinets with Formica countertops and double stainless steel kitchen sink. Note: There are plumbing connections at the end of the kitchen where a stackable washer & dryer could be installed.
Living Room: (10 feet x 12 feet) – There is a wood burning stove in the living room and also stairs that lead to the upstairs loft. The window ac/heat unit is installed on one wall. The ceiling is covered with rustic sheet metal. There are four windows in this room that provide natural lighting. A sleeper sofa can be used for sleeping.
Bathroom: (4 feet x 7.5 feet) – The bathroom contains a single sink, toilet and corner shower. There is a nice storage closet in the bathroom.
Covered Front Porch: (6 feet x 12 feet) – There is a nice covered front porch that provides a nice view of the woods surrounding the cabin. Wildlife are frequently seen on this property. This would be a great place to sit and enjoy a cup of coffee in the morning.
Sleeping Loft: There are a set of stairs in the living room that lead to area that could be used for either small children to sleep or for storage
Storage Building: There is a well-constructed 8 foot wide x 16 feet long Lelands storage building that will convey to the new owners. The storage building has a set of double doors on the front. This storage building can be used for storage of fishing equipment, small hand tools or possibly even an ATV.
Land: The cabin sits on roughly 10 acres (more or less) of land that is covered with a nice stand of mature timber that is native to southeastern Oklahoma including a diverse variety of oak trees with a scattering of mature log size native short leaf pine. The North half of the property is level to gently sloping land with the South half increasing in elevation and providing a great view of Sardis Lake to the North.
