Description

Southern Utah elk and mule deer hunting property near Monticello UT

Located just west of the little town of Dove Creek, Colorado, this 198-acre property is just over the Utah line, about 20 miles east of Monticello, Utah. The eastern boundary of the property is actually the Colorado-Utah border. This part of the Four Corners region is known for farming and hunting, in no particular order. Elk hunting in the area can be outstanding, and a savvy hunter can get tags in both Utah and Colorado to hunt the local areas. Elevation on the property is about 6,700 feet, so winters are not difficult at that elevation.

Parcel has pinyon-juniper forest, rock outcroppings, canyon

The property is attractive to wildlife. The pinyon-juniper forest on the property offers good bedding areas for mule deer and elk. A county road offers good access on the southern end of the property and single-phase power right along the county road. The land traverses Coal Bed Canyon, a fairly major canyon in the area, and has steep canyon walls as well as some flat canyon rim to build on or park an RV. It is excellent habitat for mule deer and elk.

198-acre property has good road access and close to large tracts of public land

This property is easy to access. From Dove Creek, you simply drive straight west about 8 miles on County Road H. The road jogs south a mile and becomes County Road J, and right at the Utah/Colorado line it becomes County Road 342 in Utah. The road heads south again, and right there is the southern boundary of the property. The roads are well maintained gravel roads. Just to the south of the property is a parking area to access thousands of acres of BLM lands in Cottonwood Canyon and Coal Bed Canyon. Hunting in the canyons and along the rims can be excellent for trophy mule deer and elk.

Local ranchers consider elk pests—they allow access to polite hunters

There are several large property owners in the area who farm pinto beans, sunflowers, dryland wheat, and alfalfa, and they are not fans of the large elk herds. They encourage hunters to come and hunt, alleviating some of the damage to their crops. Combined with the large public land acreage, if a hunter gains access with some of the local property owners, there is a large amount of quality hunting available.

Horseback riding, hiking, exploring the canyons of the Four Corners region

The public lands near this property offer outstanding horseback riding, hiking, and canyoneering, and exploring. There are all kinds of national monuments and parks nearby—Canyon of the Ancients, Zion, Bryce, Mesa Verde, Staircase, Lake Powell, and many more.

This property is co-listed with Justin Osborn of The Wells Group, Durango
