Property Location:  This property is located on Potts Mountain near Wister Lake State Park in a very peaceful and scenic valley setting in LeFlore County – Southeastern Oklahoma.  The property has frontage to the US Army Corps of Engineers land, which provides great hunting opportunities for whitetail deer, eastern wild turkey, wild hogs, black bear and numerous other small game species.  The property adjoins the Wister Lake State Park area which is 7,300 acres in size with over 115 miles of shoreline providing great fishing, boating and water skiing opportunities.  The property sits just off a paved county maintained road and is less than ¼ mile from the Potts Mountain boat ramp.  The property offers the best of country living and yet it is very handy to many recreational opportunities at Lake Wister State Park as well as the modern conveniences of life offer by the small nearby towns.   From the property it is a short 30 minute drive to the county seat of Poteau, OK, a 55 minute drive to Fort Smith, Ark and 4 hours to Dallas, Texas.

• There is a drilled artesian water well on the property that is enclosed in a well house.  There currently is not a submersible pump installed in the well.  Rural water service is approximately 200 feet away.

Access:  The property is accessed by turning off a paved county maintained road onto a gravel driveway. 

Cabin:  There is a well built and well maintained cabin on the property with roughly 572 square feet of heated and cooled living area according to the LeFlore County Assessor’s Records.  The main cabin sits on a concrete slab foundation with exterior walls constructed of concrete blocks making it very energy efficient and low maintenance.  The cabin roof is covered with composite shingles that were installed 7 years ago.  The cabin is 1 bedroom, 1 bath with living room, kitchen, sunroom and deck area.  The back part of the cabin has a pier and beam foundation with storage space underneath.  Approximate room dimensions are given below.

Living Room: (9 feet x 10 feet)- This room has carpeted floors, a window, ceiling fan light fixture and an exit to the sunroom/2^nd bedroom.

Kitchen: (12 feet x 6 feet)- The kitchen has concrete floors, an exit to the front of the property, sink, shelfs, cabinets, window over the sink, a microwave and a ceiling fan light fixture.  The kitchen opens to the front room and has space for a dining table.

Master Bedroom: (8 feet x 8 feet)- The Master bedroom has a window, carpet flooring and a light fixture and a shelf.  There is also a 3 feet x 2 feet closet with a shelf and carpet flooring.

Sunroom/2^nd Bedroom: (7 feet x 19 feet)- This room is large enough to double as a sunroom and/or a second bedroom.  There are 2 exits.  One to the 6 feet x 6 feet deck and one to the rear of the property.  There is a beautiful view of Blue Mountain in the distance. 

Bathroom: 9 feet x 4 feet)- The bathroom has rock flooring, a shower with rock floors, a porcelain sink with lower level shelves, and a small window.

Land:  The cabin sits on Lot 2E which is roughly ½ acre in size.
