contiguous 2,930± acre grazing unit offers a well-balanced combination of
deeded land, BLM lease, and State of Montana lease, making it a practical and easily
managed ranching operation. Access is provided by Assiniboine Road, a
county-maintained gravel road offering reliable, year-round access.
The property includes 960± deeded acres, 1,650± acres of BLM
lease ground known as the Garland Allotment, and 320± acres under a State of
Montana lease. The BLM allotment carries 376 AUMs, while the State lease
provides an additional 113 AUMs. The State lease was renewed in 2023 and runs
through 2033. All acreage is contiguous and fenced into five pastures, allowing
for efficient rotational grazing.

on the State lease is 280 feet deep and produces approximately 20 GPM.
Approximately two miles of underground waterline distribute water to four

1928, and will transfer to the new owner. All deeded acres are subject to a
Montana Fish, Wildlife Service Wetland and Grassland Conservation Easement. The
easement is perpetual and restricts building, tilling, draining, or burning;
however, it does not restrict grazing in any way and does not allow public
access of any kind.
