Through the gated entrance and positioned at the highest point overlooking the ranch\u00a0is a very nice 2 \u2013 Story LODGE (approx. 2400 sq ft.) with a large SHOP (approx. 3600 sq ft.).\u00a0 The Shop is fully equipped with electric and rural water. The location of the lodge provides breathtaking views with the ability to see 40 miles in almost every direction including the Antelope Hills on the Oklahoma-Texas border.\u00a0 The lodge has a covered front patio with hot tub, outdoor tv, fire pit, patio furniture, and outdoor grill. This is an excellent outdoor space for entertainment.\u00a0 On the east side of the shop, there is an attached cement covered lean-to with an 8-hole bird dog kennel equipped with wash-out and sewer drainage system. It also includes a deer hanging facility and clean out bay. The lodge includes appliances, electronics, and most furnishings. There are additional inclusions of equipment, vehicles, and implements. The lodge has a large, open floor plan kitchen and front living room area with 4 bedrooms off to the side of the main floor each containing double door closets and 2 large full bathrooms with shower\/bathtub combos. The second floor of the lodge is set up with a large furnished media room that includes a large projector screen and surround sound system. There is an extra bunk room that is furnished with six additional beds and a double door closet. Attached to the bunk room and media room is another large bathroom with a walk-in shower. The lodge will comfortably sleep 17 people but could sleep more on recliners or other furnishings.<\/span><\/span><\/span><\/p>\n

This ranch is a diverse mixture of native grassland, cedar trees, large draws, elevation changes, thickets and timber. There are several food plots and multiple water sources including 2 water wells: 1 windmill and 1 solar.\u00a0 There is a SPRING FED CREEK that winds through the grass meadows and food plots and is overlooked by Cottonwood and Elm trees. Two of the ponds are spring fed and stocked for fishing. The largest SPRING FED POND has a nice dock and fish feeder and is located a short distance from the lodge to go swimming in the summer. The ranch has received extensive cedar control to improve the native grasses for grazing along with extra bedding and cover. This has resulted in a carrying capacity of 100 head of cattle for grazing purposes.<\/span><\/span><\/span><\/p>\n

The Ranch has recently been enrolled in a Conservation Stewardship Program. This is a 5-year program generating an annual income of approximately $25,251 ($126,255 over 5 years) with an additional $22,000 for cedar control in 2022. Grazing is allowed every other year which averages $15,000 every other year ($7,500 per year). Anticipated income is expected to return $32,751 per year during the life of the Conservation Program. Due to the topography of the ranch, wind energy production could also become a future income source.<\/span><\/span><\/span><\/p>\n

The Ranch comes equipped with multiple deer blinds, deer and quail feeders, equipment including (1) 3,000lb corn trailer with blower to fill feeders, (1) 14\u2019 offset disc with new bearings, air compressor, extra refrigerator and freezer in barn, (4) gated horse stalls with a perimeter electric fence for grazing, (5) Ranch King deer blind shooting houses, (3) one ton 2,000 lb spin cast feeders, (2) 500 lb protein feeders, (20) 250 lb spin cast feeders, several 55 gallon quail feeders, and numerous other ladder stand deer blinds, etc. Sellers will keep some personal items, taxidermy mounts, etc.<\/span><\/span><\/span><\/p>\n
