Pine Timberland W/ Hdwd Creek for Sale in Dallas Co., Ark.

The Brushy Creek Tract (#03019-03671) is a ±120-acre tract of timberland located in western Dallas County about five miles northeast of Sparkman, AR (North 33.971672°, West 92.780445°).  About 85 acres of the tract were once maintained as an open field/pastureland and now consist of merchantable natural pine; nearly thirty acres of natural pine fall within areas where the property slopes towards lower areas.  About 5 acres consist of mostly hardwood bottoms with Brushy Creek, an intermittent creek drain, flowing through the edges of the property.  The tract is accessed on the southern side via dirt woods road running northerly for about a quarter-mile from the end of County Road 230.  According to the USDA NRCS web soil survey, the soils consist of an assortment of sandy loams, which give the tract a weighted average site index of 81.9 feet for Loblolly Pine (base age 50).
