tract in Southeastern Lamb County is nestled between a mix of conservation
tracts and productive farmland.
Accessible by maintained county roads on the south and west sides of the
property, this tract is approximately 25 miles from the city of Lubbock, Texas
which is the largest city in the region.
Lubbock is home to a Division I University, Regional Medical Hub, and
Agricultural Hub of the South Plains.
This tract is located approximately 32 miles from the Preston Smith
International Airport (LBB) as well.
This tract offers the potential for wildlife such as quail, dove and
mule deer. With big open skies expect to
be able to see the stars and watch some spectacular sunrises and sunsets from
this property. Farm is enrolled in
Conservation Reserve Program (CRP) through September of 2030.
LEGAL DESCRIPTION: The Southwest Quarter (SW/4) of Section Ten (10), Block One (1). R.M.
Thomson Survey, Lamb County, Texas, described by metes and bounds as follows:
BEGINNING at a ½ inch steel rod with cap set in the intersection of two
graded county roads for the Southwest corner of Section 10 and the Southwest corner
of this tract;
THENCE North 0 deg. 23′ East along the West line of Section 10 a distance
of 2728.61 feet to a ½ inch steel rod with cap set for the Northwest corner of
this tract;
THENCE South 89 deg. 24′ East a distance of 2465.00 feet to ½ inch
steel rod with cap set for the Northeast corner of this tract;
THENCE South 0 deg. 24′ 03″ West a distance of 2728.61 feet to a 1-inch
iron pipe found in the South line of Section 10 in said road for the Southeast
corner of this tract;
THENCE North 89 deg. 24′ West a distance of 2644.17 feet to the PLACE
OF BEGJNNING, and containing 165.70 acres of land, more or less, together with
all improvements located thereon and all fixtures attached thereto.
TOPOGRAPHY: Farm is generally flat but does gently slope to the south and also
towards the east as it slopes to a playa on the adjacent tract. Land in area is generally sloping to the
south, southeast.
IMPROVEMENTS: There are a couple of old irrigation wells on the premises that have
not been in use since farm was taken out of production. High Plains Water
District indicates there was another abandoned well on the property from years
back. While owners are unsure of condition
of old wells and make no warranty or guarantee of viability, it is worth noting
that there are tracts in the immediate area that have working irrigation wells.
WATER FEATURES: There are no water features on the property.
FENCING: There is
currently no fencing on the property.
WILDLIFE, HUNTING AND RECREATION: This farm has good potential for quail, dove, and deer along with
possibility for crane and geese. With
some range of elevation and some topography creating natural funnels on the
property, this farm should be friendly to the movement and attraction of
wildlife, especially with any increased habitat management. There are irrigated production tracts in the
near area that should also draw a fair number of deer with this tract
potentially serving as a bedding area around multiple food sources.
SOIL: Soils in
tract primarily consists of Acuff loam, 0 to 1 percent slopes, Olton loam, 0 to
1 percent slopes, Amarillo fine sandy loam, 1 to 3 percent slopes, and lesser
amounts of Amarillo fine sandy loam, 0 to 1 percent slopes and Amarillo fine
sandy loam, 3 to 5 percent slopes. These
soils are common to this area and are suitable for grazing and most of the
soils are also suitable for moderate farming.
USDA INFO: Farm is
currently enrolled in the USDA Conservation Reserve Program (CRP) with CRP
Contract Period being 10/01/2020 thru 09/30/20/30. Currently there are 157.04 acres enrolled in
CRP with annual per acre payment of $38 for a total annual payment of $5,968. Owner
