State Acres for Wildlife Enhancement (CRP-SAFE) tract is located in Southwest
Bailey County and is in the CRP-SAFE program through September of 2031. The farm has great accessibility with Farm to
Market (FM) 54 running down the North side of the property with some properties
carved out by other landowners for house sites on a portion of the
frontage. There is still approximately 800’
of frontage on the north side of the tract, and FM 596 curves from the North to
the South on the Northeast side of the tract.
There are several homes in the Maple farm community next to this
parcel. This is a good tract of grass
that has passive income from this CRP-Safe tract. This farm is located approximately 42 miles
from Farwell, Texas and 48 miles from Clovis, NM. Farm is also located 33 miles from Muleshoe,
Texas and 33 miles from Sudan, Texas.
Lubbock is located approximately 67 miles away and it is just over 74
miles to Preston Smith International Airport north of Lubbock, Texas. Lubbock
is home to a Division I University, Regional Medical Hub, and Agricultural Hub
of the South Plains.
LEGAL DESCRIPTION: Approximately 65.00 acres out of E/part of Leagues 142-143, Block 3,
Hansford County School Land, Bailey County, Texas. (Subject to Survey)
TOPOGRAPHY: Property has gradual slope from the west to east-northeast to a low
lying area in the NE part that is dissected by the intersection of FM 54 and FM
596.
IMPROVEMENTS: There are no improvements on this tract, there are several properties
that are contiguous with this parcel that have residential houses built on them
in the farm community of Maple.
WATER FEATURES: There is an area in the non-farmed area of land in the triangle
around the intersection of FM 596 and FM 54 that has a small area that is
designated as a wetland Code PEM1J – Freshwater Emergent Wetland. This can stand in water during excessive
rainy seasons.
FENCING: There is
no fencing on this tract.
WILDLIFE, HUNTING AND RECREATION: This area has a good population of trophy mule deer, quail, and
seasonal dove along with occasional crane and geese. There is also antelope in
the area as well.
SOIL: Soils on
this tract primarily consists of Arvana fine sandy loam, 0 to 1 percent slopes
and Midessa fine sandy loam, 1 to 3 percent slopes with lesser amounts of Midessa
fine sandy loam, 0 to 1 percent slopes, Amarillo fine sandy loam, 1 to 3
percent slopes, Randall clay, 0 to 1 percent slopes, occasionally ponded, and
Arvana fine sandy loam, 1 to 3 percent slopes.
USDA INFO: Farm has
just been re-enrolled in USDA -Conservation Reserve Program – TX Prairie State
Acres for Wildlife Enhancement (CRP-SAFE) with a Contract Period being 06/01/2017 through 09/30/2031. Currently there are 67.11
acres enrolled in CRP-SAFE with annual per acre payment of $39 for a total
annual payment of $2,617. Owner will require CRP Addendum to be signed as part
