timberland located in western Calhoun County about five miles south of East
Camden, AR near the community of Locust Bayou (North 33.5383°, West
92.7405°).  The property is accessed via
a gated timber road that runs about ¼-mile southwest off the end of Calhoun
Road 2 to the north boundary of the property. 
(Gate combination is 5-9-8-1).  The
tract consists of both natural pine and hardwood with substantial merchantable
volumes that offer immediate income potential. 
The topography is flat to gently sloping. According to the USDA NRCS web
soil survey, the property is based upon an assortment of fine sandy/silt loam
soils that give the land a weighted average soil site index of 86.4 feet for
loblolly pine (base age 50 years).
