DESCRIPTION: This 200.2 Acre Farmland Tract in Lamb County Texas has a combination of Drip Irrigated and Non-Irrigated Acreage.  The farm has had a track record of producing some good cotton yields over the years and has been kept clean by owners.

TOPOGRAPHY: Farm is Flat on North from West to East transitioning to gentle to moderate slope to SE corner.

IMPROVEMENTS: Approximately 90 acres of farm is equipped with drip irrigation which was installed approximately 2004.  The drip has 6 stations and is set up on 80” spacings.  There is a filter station and injector pump located in drip shed located in North center of farm.  There are 4 wells equipped with submersible pumps on this tract and they are all used to irrigate the drip portion of the farm.  Owners estimate that the wells are pumping approximately 200 gpm total for the farm.

WATER FEATURES: There are no above ground water features on this farm.

FENCING: There is currently no fencing on this farm.

WILDLIFE, HUNTING AND RECREATION: Under current farming practices the farm could be good place to hunt dove, if planted in wheat there is possibility of mule deer and seasonal crane and geese.

SOIL: Soil in drip irrigated area is primarily Amarillo loamy fine sand 0-3% slopes, and Amarillo fine sandy loam  0-1% slopes, Zita fine sandy loam along with some Midessa fine sandy loam 0-1% slopes, the remainder of the farm is also primarily Amarillo loamy fine sand 0-3% slopes and Zita loamy fine sand, overblown with small amounts of Randall fine sandy loam, 0-1% slopes, overwash, occasionally ponded and Midessa a fine sandy loam 1-3% slopes.

USDA INFO: Farm is currently enrolled in the USDA Farm Program with 192.14 acres of Farmland/Cropland/Effective DCP Cropland.  There is 21.95 of Corn, 90.99 of Seed Cotton, 28.54 of Peanut and 34.96 of Grain Sorghum Base Acreage on the farm.

RESERVATIONS: Seller is uncertain of current mineral interests but will convey any existing mineral rights if any are still attached.  Seller would like to reserve ½ of the commercial wind and solar royalty rights, but not take any reservation of the associated executive rights.
