The farm is leased for hunting at a rate of $4,000 annually thru 2024. Winning bidder to honor existing lease. Should the farm close in 2022, the buyer & seller will prorate, to time of closing, $4,000 income from the 2022 hunting lease (proration dates to be March 1 thru December 31).

Note the current owner of more than 19-years and the existing farmer have enjoyed a good investor/farmer relationship. 2022 is the final year of the existing row crop lease, however, given the opportunity, the farmer would like to continue and is open to discussing something long term. Directions: From Trenton, MO, south on 65 HWY, west on SE 50th. To access the bottom, travel past the grain bins to dead end and turn north.

Auction Terms & Conditions:
Online bidding opens April 29, 2022.
Online bidding will begin ending Friday, May 6, 2022, at 11:00 am.

The auction will end with a soft close, meaning that a bid in the final minutes will extend bidding by approximately 5 minutes.

The winning bidder can choose a closing date of his or her preference between June 6, 2022 and January 6, 2023.

Farm is leased for farming for the 2022 farm season but open for 2023.

Should the farm close in 2022, the buyer & seller will prorate, to time of closing, $38,000 income from the 2022 row crop lease (proration to be based on a farm season of March 1 thru December 31).

The successful high bidder, upon completion of the Real Estate Auction, must sign a purchase agreement and render 10% of the purchase price (nonrefundable earnest money) as a deposit on Real Estate in the form of a personal check, business check, certified funds or wire payable to Closing Company. Balance due at final closing.

All bids are placed on a per acre basis (your bid times the total acres for each tract). Bidders will be required to register and sign terms/conditions before bidding on the auction.

United Country Property Solutions LLC must receive a signed copy of the contract (hand delivered, faxed, or scanned and emailed) within 24-hours after the buyer has been notified that the sellers have accepted his or her bid.
Once accepted, this agreement shall be binding on the parties and their successors and assigns.
This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason. Out of area personal checks must be with the approval of the Auction Company personnel. Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit. Sale is non-contingent; failure to close will result in forfeiture of the earnest money. Buyer must secure their own necessary financing approval prior to the auction. Sale is subject to owner confirmation and reserves the right to accept or reject any and/or all bids. The property is sold “As Is, Where Is” and no warranty or representation, either expressed or implied concerning the property is made by the seller or Auction Company. Please inspect the property before bidding. Sellers and/or the Auction Company do not guarantee acres. Taxes will be pro-rated to the day of closing. Guaranteed Marketable Property Title to prospective buyer. Seller shall provide an Owner’s Policy of Title Insurance in the amount of the purchase price and shall execute a proper deed conveying the real estate to the buyer.  Sale shall include all mineral rights owned by the seller if any.
