The Caney Bayou Tract (#03019-03616) is a ±40 acre tract of timberland located in northern Union County, Arkansas, about 15 miles northeast of El Dorado, AR (33.243117, -92.398401) near Moro Bay. Roughly half of the tract was planted with loblolly pine in early 2020; the other half remains as a mostly hardwood timber creek drain. The topography is well-drained with Caney Bayou running through the middle of the property. According the USDA NRCS web soil survey, the property is based upon an assortment of fine sandy / silt loams which give the property an outstanding weighted average site index rating for Loblolly Pine of over 90 feet (base age 50). Access is available via Feldmann Road, about 1.25 miles from Philadelphia Road, a paved public road. A timber inventory estimate is available for the merchantable timber upon request.
